Why invest in commercial and industrial and property instead of residential?

No ABSD for Second Homeowner or Foreigners

Residential property Additional Buyer Stamp Duty (ABSD) can go up to 35% for Singaporeans. For foreigners, this upfront cost can go up to 60%.


Commercial and industrial properties are exempt from these fees. This is still the case even as Singapore continues to launch new cooling measures on residential properties.

Higher Loan-to-Value (LTV) Ratio and Longer Tenure Period

LTV ratio for non-residential property can go up to 80%. That means you can afford to do much more with less upfront capital. In fact, PropertyBank has shortlisted few (limited) winning units that are comfortably affordable with a capital of $120k.


And with longer loan tenure periods, you don’t have to sacrifice your holidays to afford the monthly loan repayment. In fact, we just recently helped a 55-year-old secure a 20-year loan period on her commercial unit.

Which is the best property to buy?

This is dependent on how much time you have and the kind of cashflow you’re looking for. For example, if you’re looking to sell fast and comfortable with investing more capital, we do have certain (limited) shophouse units that fit the bill.

Must I set up a company to buy commercial and industrial property?

It’s not necessary. While business owners have the added flexibilty of considering the property for own-use, you don’t have to be a business owner to invest in non-residential property.

How much capital do I need to start investing in commercial and industrial property?
